Spring bounce after a quiet 2025

The housing market is edging out of its subdued phase, with most commentators expecting low, positive price growth rather than further falls. After a year when many buyers and sellers sat on their hands, greater stability on inflation and interest rates is starting to restore confidence.

2026: a steadier market, not a rollercoaster

Forecasts for 2026 suggest a calmer, more predictable market, with house prices nudging higher instead of spiking up or down. For buyers and sellers alike, that means a more “normal” environment, where realistic pricing and good preparation are what make the difference.

First‐time buyers back in the driving seat

Lender competition is turning firmly in favour of first‐time buyers, with more products, lower rates than in 2025, and more flexible income multiples. This shift is helping would‐be homeowners who were squeezed out by high rates and limited choice last year to re‐enter the market with renewed confidence.

Small deposits, bigger possibilities

New high‐LTV products and strong ranges at 5–10% deposit are lowering the barrier to entry for buyers who don’t have large savings. Those who can push their deposit a little higher – sometimes with family help – are unlocking a wider choice of deals and noticeably better rates.

How families are helping the next generation onto the ladder

The so‐called Bank of Family is playing a growing role, with parents and grandparents increasingly using property wealth and equity release to boost deposits. This inter‐generational support is turning frustrating saving targets into realistic plans and helping more first‐time buyers move from “someday” to “this year”.
