Property Summary

MAGNIFICENT OPPORTUNITY - An unrivalled and unparalleled opportunity to acquire a stunning 3 ACRE BUILDING PLOT in open countryside with detailed planning permission for the construction of a truly breath-taking 6,500 sq. ft. Country House finished with NATURAL WILLOW CLADDING. Truly a strong contender for a future HOUSE OF THE YEAR.

Features include an exceptional 47 ft. kitchen/family dining/sitting room, library and snug, master suite with bathroom and dressing room, three further bedrooms – all with en suite – and a fabulous leisure complex with INDOOR POOL, gym and sauna.

The stunning design of this MODERN COUNTRY HOUSE has been certified by the relevant professional bodies as being exceptional, outstanding, innovative and reflecting the highest standards of architecture. Set within a three acre plot containing woodland on one side and a wildflower meadow on the other and cleverly oriented in line with neighbouring steeples, it takes a traditional local ‘Long House’ form and elevates it to modern heights. The natural willow cladding links it to the history of the site while extensive glazing connects it with the landscape and the sky, creating an elegant form externally and fascinating open spaces internally. The latest technology in fabric, ventilation, solar power and ground source heat pumps make it self-sufficient in energy use and complete its integration into its environment.

The house and garden occupy the eastern end of the site, replacing the existing arena and stables. A tall 5 metre wide hedge secludes them from the road. The finished house is bordered by granite paving and on three sides by water; two reflection pools and a long rill that divides the formal garden from the natural grounds. Beyond it four beds of osier, coppiced willow, give height to this transition. A row of wild cherry trees mark off mown entrances to the flower garden beyond.

Arrival and Entrance
As you drive in off the road a long pool of water opens up in front of you reflecting a copse of oak trees to your left and the striking gable end of the house to your right. As you turn further to the right a sliding gate draws across to reveal the extraordinary cantilevered north wing dominating the secluded entrance courtyard and acting as a grand porch sheltering the full glass front door which invites you to enter. Further on another sliding gate leads into another secluded courtyard with access to the garage and the field beyond.

Reception Hall
As you step into the open hall a sculptured staircase in front of you draws your eyes up to glimpses of the roof above between a criss-cross of landings. You can see through glass lobby doors down corridors the full length of the house in every direction. This is the hub of the house. Everywhere there is a sense of space and freedom. Rather than a collection of rooms, the house is a single world, visually connected with the landscape and the sky but insulated from them by triple glazing, mechanical shutters and layers of fabric, both artificial and natural.

North Wing - Study/Workspace
From the top of the staircase, walkways and views open out in every direction within the house and beyond. This is an integrated private area with master bedroom, gym, snug and study. The study, which may be used as a library, office or workroom, occupies a commanding position in the cantilevered north wing looking out through the large triangular window and across the fields to the church and old village at Covington. Back in the other direction, beyond the snug, the steeple at Upper Dean can be made out in the distance, while roof lights in the study look out in the direction of the other two neighbouring steeples by which the house is oriented.

South Wing - Family Living
As you proceed past the cloakrooms and to the left of the staircase the glass wall on your left reveals a view of the pool area and then the rear garden surrounded by trees. Soon you find yourself beside the open kitchen and dining area with access to morning and afternoon patios (south-east and south-west). Beyond, the sitting area is surrounded by reflection pools in which you can see the sky; a connecting water channel with transparent cover crosses the internal floor. The whole area is glazed the length of the walls. As you look all around your eye is drawn to the fully glazed gable end wall, an amazing visual centrepiece, and on up along the glazed ridge of the roof which rises as you follow it back over the kitchen to the snug that hangs above like a balcony.

East Wing - Recreation
The swimming pool sits against the north wall of the house and adjacent to the external eastern reflection pool which lies the other side of the end window, below the triangular gable end window that lights up the roof space above. Windows to the south serve the poolside space and give access to the patio, close to the jacuzzi. A sauna and changing room complete the facilities below. Above a gym or games room overlooks the whole pool area.

West Wing - Dormitory
Three bedrooms are accessed from the long roof-lit corridor that leads from the hall, each with their own en-suite facilities and south-westerly windows looking out on the rear garden. The larger end one also has a west window looking out over the rill, between the osiers and up into the wild-flower meadow beyond. Above, the master bedroom is fitted with en-suite, dressing room and display areas and a large gable end window overlooking the meadow hillside.
